Maintenance Technician
- Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
- Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
- Working on damaged electrical wiring when a shortage or severed wire occurs
- Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
- Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof
- Fixing potential safety hazards to avoid injuries
- Painting the building when old paint has become faded or chipped
Role and Responsibilities

Leasing Agent
- Meeting potential renters and guiding them on tours of available units
- Following up on leads for potential renters
- Performing background checks, credit checks and other responsibilities to see if prospective renters are qualified
- Preparing leasing documents for potential renters using property standards and regulations
- Handling the collection of rent payments, security deposits and application fees
- Keeping residents informed of any changes to rental agreements or upcoming property issues
- Building a rapport with current tenants to give them personalized service

Maintenance Supervisor
- Inspect and oversee facilities to resolve problems
- Develop and maintain a planning and scheduling routine and preventive maintenance of equipment, prioritizing and estimating work and technical assistance when developing job plans
- Manage, motivate, develop and provide direct leadership to maintenance staff
- Supervise and schedule maintenance activities for apartment community and maintenance staff
- Work with the office team and Property Manager (ex: walking apartments, move-in/move-out reports, etc.)
- Determine weekly apartment make-ready and Service Request schedules
- Complete weekly/daily maintenance employee schedules and assignments in tandem with Property Manager
- Communicate assignments and major tasks to employees
- Periodically check the work progress of each maintenance employee. Provide immediate assistance and instruction as needed.

- Cleans the leasing office, clubhouse, fitness center, hallways, and common-area restrooms, the model(s), amenities and vacant apartment homes on a daily basis or as directed by the appropriate supervisor.
- Ensures all vacant apartment homes and targeted show units are freshened throughout the day to Cleaning windows on inside of building
- Hanging draperies
- Cleaning walls, baseboards, cabinets, windows, vents, appliances, bathrooms, flooring and light panels.
- Checking for damaged appliances and fixtures
- maintain market ready appeal.
- Assists in the make-ready process by performing additional duties requested by Maintenance Supervisor, Property Manager and/or Assistant Manager.
- Informs appropriate supervisor of any observed hazard or potentially dangerous situation to residents, team members, guests, and others.
- Maintains an appropriate inventory of cleaning supplies, and informs the appropriate supervisor when a re-order is necessary.
- Maintain a positive rapport with co-workers, residents and provide a high level of follow-up with the Property Manager
